Booking Terms & Conditions

Booking Terms and Conditions for "offline" bookings.

These terms and conditions apply to bookings made with us "offline" (via e-mail, telephone or in person).

When booking using our "online" service please ensure you check the terms and conditions during the booking process.  Online booking's will always require you to pay either a deposit or in full (depending on how you book).  Any refund required will be issued by cheque, or directly onto the card used during booking.

Bedroom Bookings:-

We will request your credit or debit card details on booking.  This is to secure your reservation and will not be charged except in the following circumstances:-

• We operate a 48 hour cancellation policy.  Any cancellation / amendment made within 48 hours of your scheduled arrival will attract a charge of 1 night's accommodation
• If you wish to re-schedule your booking for a later date within 48 hours of your current booking, your current booking will be deemed as being cancelled and will be charged, this charge will be applied as a credit to your next stay.
• Cancellation / amendments made outside the 48 hour period can be made free of charge.
• In the event of non-arrival without cancelling.  In this instance you will be charged at least 1 night's accommodation value (full stay value will be charged during special event periods eg. Bank holidays / Local events) .  Please put all cancellations in writing via post or e-mail.
• In the event that you have paid a deposit (busy event weekends etc) this will be non-refundable.

Holiday Cottage bookings:-

We will request a £100 deposit be paid on booking.  This is to secure your reservation and is non-refundable.

• Full payment of the outstanding balance must be made 1 week prior to your arrival date.
• We operate a 1 week cancellation policy.  Any cancellation / amendment made within 1 week of your scheduled arrival will result in the forfeit of all monies paid.
• Cancellation / amendments made outside the 1 week period can be made, but cancellation will result in the loss of your £100 deposit.
• Non-Arrival without cancelling will result in loss of all monies paid.  Please put any cancellation in writing via post or e-mail.
• Dogs are allowed to stay in the cottage (by prior arrangement at a small charge) but we reserve the right to charge you for excessive cleaning or damage caused by your pet. 

General Terms and Conditions:-

• All our accommodation is non smoking.  Should smoking be detected on your departure we reserve the right to charge you up to £100 for deep cleaning / loss of revenue.
